Most people today start their search on the internet. So it is extremely important to not only have your home on the local Multiple Listing Service (MLS), but, also have it show up on all the major portals, such as Realtor.com, Zillow and even social media. Once you receive an offer that is when the real work begins.
- A buyer will submit a written offer along with a per-qualification or a proof of funds letter from their lender.
- Negotiate the terms and condition, as well as price of the contract.
- Once the offer has been accepted the buyer will deposit the earnest money along with an option fee.
- The buyer normally 7 to 10 days to get the home inspection done.
- Negotiate with the buyer any necessary repairs or concerns the buyer might have.
- Once the option period is over, the lender will do the appraisal on the property.
- Negotiate with the buyer any repairs or appraisal issues after the appraisal.
- Arrange to vacate the property prior to closing.
- Sign the closing documents at the Title Company.
- Receive the funds from the buyer.
- Hand the buyer keys to the home.
